mortgages:10 / 15 k refurb costs, should I include these in the mortgage?

About to go sale agreed on house. Think there could be approx 10 / 15 k refurb in it. Is it best to get this put on as part of mortgage of to finance this form somewhere else. which is cheapest way
 
If you can qualify for the extra money as part of your mortgage, it's the cheapest form of borrowing. Any chance you can save up and do the renovations over time instead? That's cheaper.
 
Disclosure - i work for a mortgage intermediary.

Some Lenders will alllow you to take the main mortgage out over a standard term (eg 25 or 30 years) and take a smaller mortgage €10k for example over a shorter term (eg 5 years).

So you could possibly take the renovations out at mortgage rates but not have them run over the full term of the mortgage.....

cheaper than securing an unsecured loan from a retail bank
