I am involved in a marriage separation, and it may happen that either I buy out my wife's interest in the family home, or she buys out my interest. This would be part of a formal separation agreement. Just wondering how this works from the point of view of changing the deeds of the house from 2 names to 1 name. Does it involve costs similar to property conveyance? Can it be done directly with the property registration authority or does one go through a solicitor?

Is there a mortgage? Will the lending institution allow it?

Yes, it does involve conveyancing costs.

If there is no mortgage, you could attempt it - altho' it is beyond ill advised in my opinion.

Is the title registered or unregistered? Will this involve a First Registration application?

I suggest you get legal advice.
