House bought in 2002.
Major structural snags apparent after 15 years, all lintels + roof.
Costs of repair -> 50% of total rebuild a la timber frame + block leaf, assuming stone salvaged from knocked house pays demolition costs.

Has 2002 buyer any legal comeback for structural snags if they either:
1. Had no survey of their own done in 2002; or
2. Had a survey done but no snags reported then ?

Caveat Emptor- let the buyer beware
The buyer takes the property as is - they had the opportunity to survey but chose not to.

Unlikely that a surveyor would not pick on obvious issues and, if they were not obvious, not apparent, or not existent, how could a surveyor have picked them up?

Plus any liability for the surveyor would probably be Statute Barred by now.

I was afraid of that.
Looks like a rebuild before the mortgage is paid off for that unfortunate.
