Leveraging to buy in Germany

Hi, a few question in relation to leveraging...

Have a rental property here worth about 360k which has equity of 120k.

Was thinking of buying in Germany at a cost of 310k in total.

Can I use the equity in the Irish property to borrow all the funds for the German property? That would be a Loan to Value ratio 0f 82% - is that doable?

If so which banks would be likely to provide such funding?

Rental income would cover both properties in terms of mortgage.

Any information would be appreciated.
