Letting to a tenant - tenant's employer pays bills

I have a prospective tenant who wishes to rent a house. His employer will pay rent + bills directly to me. The tenant is willing to sign a contract and accept responsibility for the letting, payment of rent etc and chase the employer to ensure payment.

Just wondering are there any unique pitfalls in this arrangement, i.e. not having the employer on the contract.

To me it seems OK. I have a contract with the tenant and do not have to deal with the employer.

There will be other employees staying in the house from time to time but the tenant has agreed to take responsibility for them also, and any damage that might possibly arise from their actions.

We had a similar situation when we rented our house out first. Total nightmare.

The rent was ALWAYS late, often weeks late. The tenant had no personal interest in the house as it wasn't costing him anything. We let to him and 2 others but we found out later that there were usually 8-10 of them. To cut a long story short, we ended up serving notice of eviction and legally evicting the tenant - and when they moved out, several thousands of euro worth of stuff disappeared from the house. Cue a long process to try and get it back.

If the tenant isn't paying you, I would worry about how they can be held legally responsible.

Your contract would be with your tenant, as such he is responsible. His employer has nothing to do with it. If you decide to let to this tenant you should make this blatantly clear.

You should ensure utilities are put in tenants name, otherwise you are still responsible.

Your lease should clearly state the premises is for a maximum number of people.

In the situation you have outlined, I would prefer the lease and utilities to be in the employer’s name, I can see problems down the road doing otherwise.

See nothing wrong with this as long as the lease is in the employer's name. They are a better mark. Is it a reputable company? Some companies have 'systems' whereby the supplier has to be in their system an the invoice has to be paid so this can delay payments. Whoever is on the lease it is better in any case to agree in the contract that the rent is paid by direct debit.
