Letting House Oneself

Hi Folks,

From experience could someone provide list of gotchas or things to do/not to do when vetting perspective tenants? We're just about to rent our house for the first time and would appreciate any useful feedback

Perhaps this thread could be fleshed out with what needs to be done with utilities etc. as well and make a sticky or key post as I'm sure this question has been asked over and over?

If the question has been asked over and over, a search should throw up loads of threads.

Will do. Seems to have most things covered, though in multiple threads etc. A rolled up single link may be of use.
