Leak Source Identification

I noticed a "bubble" in the wall/paint in my apartment a few weeks ago, on further investigation it looks like it may have been a leak/water from above.

I'm in a ground floor duplex apt. above the room in question is my upstairs neighbours patio. All fingers are pointing to a leak from the corner of the patio.

I contacted my Mgt Company and asked them to send someone out but they have done nothing. (no surprise there). I'm hoping to get a professional report done on the leak in order to try & identify where it came from

Who's the best to get it, plumber, structural surveyor?

Braygoat, my neighbour had a problem similar to this, room below a patio.

The mgt company came out and lifted the patio spend ages on this and achieved nothing. I had pointed out that the pointing on the facade was old and probably deteoriated on their outside wall, allowing driven rain to penetrate. This was the issue.

You may have an internal or hidden drain to the patio which is not sealed correctly this would allow water to seep into the wall structure too.

If you have paid your management fees, you should not have to engage an independent as the problem should be covered by the lease agreement. I would hound the management company about this.

I've paid all my management fees but trying to get them to even answer the phone is a result. I first reported this 6 weeks ago & have phoned 4 times & sent about 10 Emails!!
