Large shower or small bath installed?

I have a basic semi-d house. However, the bathroom is very small and I am getting it done up. New tiles, new fixtures etc. At present there is a fairly large shower in there but no bath. I intend to stay in the house for about another 3 years only so I am keeping an eye on resale potential. What I want to know is whether I should put in a lovely new large shower or try to squeeze in a small bath instead (with shower over it) into the bathroom. Someone mentioned to me that for resale, a bath would be a consideration for a lot of people. The lack of a bath didn't bother me when I bought the house 5 years ago but then I don't have kids yet. Any opinions?

If you are keeping an eye on resale - then my aadvise would be to keep all opions open. A family would be put off by lack of a bath (and would see that as a big loss), so you are excluding one element of the market automatically. My advise would be different if you were staying in the houe.

Also take a look at the type of neighbour you currently have - are they mainly families, renters, dinkys - that may also help influence your decision..

I agree, a bath is definitely a better option for resale, because you can't have a young family in a house without a bath, so young families wouldn't buy a house without a bath. Am in a similar situation myself and going for the bath even though I never take baths myself, but thinking of the future.
 
Fit a bath and put a shower over it. As has been said already anybody with a family would find it a turn off.
 
What size is the space you have? Would someting like this work maybe? Best of bothworlds.
 
Definitely keep the bath. I got a bathroom done up a few years ago and decided to get rid of the bath and put in a fairly decent sized shower but I regretted it after. Use showers mostly but now and again its nice to relax and unwind in a nice hot bath.

Definitely if you are thinking about selling later on I would have a bath with a shower over it.
 
Thanks all. Will look in to trying to get a bath in to it. There was one in there before as it was a showhouse but I can't stress how tiny the bathroom is. I don't know where they had the bath. I reckon your legs must go out the window! That shower bath that TheBlock posted looks promising...will look in to this. I live in a cul de sac with family homes so I imagine it would be a young family looking to buy when I move.
 
I hate baths too but you never know when someone with sports injury for example may need to soak in a radox bath.
 
The standard bath is 1700mm but I got a 1500mm in B&Q (see [broken link removed]) and I'm going to put an electric shower over it. My bathroom is very small too, so I'm also using a cloakroom sized sink rather than a standard size, in such a tiny room it won't look small.
 
 
As an estate agent, I have seen this as a problem on numerous occasions. My advice would be go for the bath. Most semi d's are purchased mainly by either young couples/families or first time buyers, and even though some of them may never use it, most of them prefer to have a bath. I have seen properties losing out to other similar properties on the market, simply because of this. Hope this is of benefit to you.
 
Well that has sealed it for me...bath it is then. Thanks all. Will try to get smaller fixtures and squeeze everything in. Looks like I may be able to sit on the loo and brush my teeth at the same time so there's always a bright side!!
 
I would go with a bath, with a shower in it. Also get one you can lie straight in. Nothing worse than one thats too small. A lot of corner baths are completely impractical. You can probably get narrow baths but don't compromise on a shorter one.
 
Oh that's gross rmelly!! Methinks I will also be investing in a closed toothbrush holder!

great time saver - you can wash you hands while going to the toilet.

We moved into a house with no bath and couldn't find a way to fit bath & shower until our builder had a brainwave . . Re-hang the bathroom door to open outwards onto the landing. This gave us enough space to fit a shower(basically behind the door), bath, sink loo etc. .
 
Thanks a million charlie...would never have thought of that. Sounds like a solution to me!
