Landlord stalling on fixing washing machine

Friend of mine has been without a washing machine for the past three months and has asked the landlord to have it looked at or replaced. He keeps putting her off, saying he'll get it sorted but never does. She usually pays her rent a few months in advance so she was wondering if she could use some of the rent money to get it repaired or replaced? I don't want to give her wrong or bad advice so maybe anyone in the know could advise the best route of trying to get the landlord to have the machine looked at. Thanks
 
As a renter for many years ,I would price a similar spec model in say Power City,then make all the arrangements for fitting and disposal.Then ring the landlord and market the proposal as all he has to do is agree and you will take care of everything,and you will enclose a receipt with the next (lower) rent payment

Landlord's stance is unacceptable and your friend's tolerance is something i've never had or would expect from my tenants. i wish she was my tenant .
 
As a landlord I'm appalled at the situation the tenant finds themselves in. If I were the tenant I would tell the landlord I would leave if the problem is not fixed within the week. The tenant cannot purchase the washing machine out of the rent money but if the landlord says ok then of course they can. A washing machine is easy to repair or replace, there is no excuse for not getting it sorted.
 
I think you should speak with the landlord. Price replacement as suggested by aam member. Then if there is no positive response suggest that you would like to give him a months notice and will be forced to move, if he does not replace immediately.
I think a washing machine should be replaced within a week.
It you are a good tenent he should respond. There is little demand for lettings currently, he should be anxious to provide the basics. Regards Browtal
