Landlord not refunding full depost

Hi,
I was wondering if anyone could tell me how much does it cost to take a claim to the Private Residential Tenancies Board about a landlord not refunding a full deposit.

He says it for wax on carpet, burn marks from candles on wall and a hole in lino in kitchen. Would this amount to €350 and would any of this be normal wear and tear?

Wax on the carpet and burn marks from candles are definitely not normal wear and tear.

With the lino, it would depend on the condition when you took occupancy and how the 'hole' was caused.

If caused by carelessness, he's quite within his rights to make a deduction from your deposit for the full replacement cost of the lino.
 
Probably - paint wall, clean carpet and replace Lino.

As delgirl asked how was the hole casued ?
 
Use a hot iron and brown paper to remove the wax. Use a kitchen or bathroom cleaner to clean down the walls.

You are probably liable for the lino though, you should have brought the hole to the attention of the landlord on moving in. Thats if the hole was there!
