Landlord Insurance Claim?

Our tenants have just left owing us 2 weeks rent and completely destroyed the house. All white goods, kitchen, beds will need to be replaced. Rubbish left in back garden and a lot of holes will need to filled throughout the property. It will take a considerable amount of time for us to get the property in any condition to rent or possibly sell as we are so disheartened. We contacted RSA who we hold our insurance with and they say we cannot claim for any of this. The schedule of Insurance they sent is for standard house insurance and although I have requested the landlord policy they still have not sent and seem reluctant to do so. Just wondering if anyone has any experience of this issue and can give any clarity? Seems pointless paying landlord insurance when you can claim for anything. Thanks in advance
 
When you purchased the cover, you would have received the associated policy documentation. What cover does that specify?
 
Hi Leo, the policy documentation just specifies building cover and contents of 5000 with no accidental damage. No mention of anything landlord related and attached policy booklet just for standard home insurance. Landlord policy is stated on top of the policy.
 
Unfortunately that really should have been worked out at the time. If you wanted accidental damage cover, the details of cover and exclusions should have been reviewed before purchasing the policy.

It sounds like they may have just assigned you a standard household policy. Cooling off periods exist to resolve such issues.
 
There isn't anything "landlord related" per se in a landlord policy. The public liability differs and that really is the extent of it. Certain damage aspects would be excluded. And accidental damage would not be a standard feature.
