I would tell the landlord that you have been told by the receiver to pay them rent, then keep the rent for yourself.
Hello. I rent a share room. A man who calls a landlord of this apartment himself rent this room out to me for 2 years. But I’ve found out that he is not landlord and he was just a tenant for many years in this apartment. But real landlord hasn’t paid his mortgage. And we received many letters from bank not to pay rent to the current landlord. And some people came to apartment and changed lock and that told us they will sell the property after 6 months and they can help us to find another place but the man who rented it out to me came and changed lock again. Now I think this apartment in court. But the man who rented it out to me is really Annoying and always be rude for the other tenants and me because we met the property agency people and don’t realize him as a landlord. In this case what should I do?If the landlord does not have permission from his/her mortgage company, your lease may be invalid.
However, repossession of a property takes a long time and first of all, you would be likely to get a letter from either the mortgage company / receiver or some other duly appointed body, to pay the rent to them and not to the current landlord.
I am sure that you probably have many months more before anything will happen.
However, the "appointed" body could certainly serve you with a Notice of Termination, but that would have to give you 42 days notice.
Personally, knowing that I will have to vacate, I would start looking for something really suitable as regards location and price. Take your time and don't rush into it.
