Land Reg and search fees

I recently remortgaged a number of properties and purchased 1 new property in the transaction. Today i got my Solicitor bill and it included €90 per property search fee and a charge of €2531 for Land Reg fees. While i understand i have to pay these fees on the new property my Solicitor also charged me these fees on my existing properties which added almost €3,000 to my bill.

search is done to check for any other encumbrance, charge or mortgage. bank does not like to be one of many creditors but likes to be the only creditor.

In Cork, where there are stage payments on new houses, there is a search done each time a payment is made. So four payments means four searches. Stage payments are fotrunaetly not common in other areas.
