Going to view an apartment in dublin 8 in the la rochelle apartment block as an investment property. Does anyone have experience either as a tenant or landlord in terms of the quality of the build or insulation from noise and also general upkeep and maintenance around the building.

As you know yourself obviously these apartments are a very healthy location, close proximity to town, temple bar etc. as a landlord I would say they would make a good investment provided the asking price can yield a 7% yield on rental return at least. However, some issues that you may want to be aware of. A couple of years ago, prime time ran a programme on prostitution in the city. Although it wasn't named on the programme, La Rochelle did feature as one of the apartment block where such activity was prominent. However the apartment itself is secure with two security doors meaning it is unlikely the undesirables can walk in off the street uninvited. Personally I think it depends what stage of life you're at. Young and single, with a fairly full social calendar in the city? Why not. Looking to settle down and start a family? Probably better options out there. Hope this helps!
