Is yearly rented car space also subject to max 4% increase

Hi

I have a parking space that I have been renting in the city centre for the past 6 years and is still only at €75 when I see the market rate at €130 per month.

Is the car parking space also subject to the maximum yearly 4% increase - I would figure since this is not accommodation that the asking price can be pitched at market price?
 
Is there a loophole here for an apartment that comes with a parking space? Let's say the rent is €1000. And let's apportion that between a notional €950 for the apartment and €50 for the parking space. Now can the 950 be increased by the RPZ formula and the 50 by a much larger factor?
