Is there any sign yet that the RZLT is working?

The RZLT was introduced to encourage people who own zoned land to sell or develop the land.

The tax is charged in Feb 2025 and due to be paid by May 2025, for land that met the criteria in 2022.

Given that the tax applies this year, is there any sign of it beginning to work?

Has there been an uptick in zoned land for sale?

Maybe a contributor to AAM is close to estate agents / property sector, and might be able to inform us.

Residential Zoned Land Tax (RZLT)​

RZLT is a self-assessed annual tax based on the valuation of a relevant site. It is calculated at 3% of the market value of the relevant site.


However, you are required to register for RZLT if your residential property:

• is included on an annually revised map
• and
• has a garden or yard that is greater than 0.4047 hectares (1 acre).

For land that met the RZLT criteria on 1 January 2022, or in the course of 2022, RZLT will be:

• first charged on 1 February 2025
• and
• payable on or before 23 May 2025.

40m paid in tax within a few weeks, that seems like a good start??

But what I really want to know is how this affects the supply of zoned land for sale?
