Is the practice of requesting the first AND last month's rent upfront normal?

Hi everyone,

My wife and I are about to rent our first apartment in Ireland and the landlord has requested the first and last month's rent (€1200 each) upfront in addition to a €500 security deposit. The lease is for 6 months and is not through a letting agent.

I've not come across the practice of requesting the first AND last month's rent upfront. Is this normal?

It is usual to ask for a months rent in advance and a months rent as a deposit in my opinion. There is plenty of choice in the rental market at the moment. go elsewhere if he will not negotiate.
 
This does not make sense. It is usually one months payment in advance plus security deposit. If the rent is 1200 per month and the security deposit is 500 - the total payment should be 1700. The security deposit is usually a months rent!!.
 
Walk away, max deposit is 1 month plus the first month paid. Plenty of other options out there.
 
It is not usual. Which isn't to say anything dodgy is going on. The norm as the others have pointed out is you pay the first month's rent in advance, and the equivalent of a month's rent as a security deposit. So you should really expect to pay €2400, €1200 to be returned to you when you leave (assuming there are no grounds for any deductions).

I'd ask them to drop the €500.
 
I think it may be an american thing to charge first and last months rent, but over here agree with above, normally pay first months rent and then same amount again as security deposit.
