Is joint tenancy possible if only one person is named on the deeds

I am building a house with my partner but as the land is in his name the deeds will be in his name only so I wont have to pay gift tax. The mortgage is in both names & will be paid by both of us. Is it possible to have a joint tenancy agreement in this case? I have to get independant legal advise before signing the mortgage but just wanted to check before meeting with solicitor. Also is there any time that my name can be put on the deeds without having to pay the tax, a friend mentioned a 5year rule but not sure where she got that from?
 
No, it is not possible.

At best it's an equitable interest.
 
No Shesells, just dont want to spend thousands in taxes if I dont have to just because Im not married. Marriage is the loophole!
