Is it worth trying to negotiate rent with a LL?

Not sure if this is in the right forum area but anyway....

I'm about to rent an apartment or house for myself and my partner.

We've primarily been looking on daft.ie and we can afford between say
600-800 per month on rent.

I wsa just wondering if it advisable to try and negotiate the rent price with the landlord/agent?

Say for example where the rent is listed at 850, I was thinking of asking if they coud do it for 800 etc?

At this time of the year when most students have sorted their accomodation for the year, I'm hoping we might have a chance of getting somewhere decent for an affordable monthly rate.

Would appreciate any advice, cheers.

Most asking prices are negotiable. In terms of any large or long term purchase such as a proposed lease agreement there is always scope to negotiate. You are the buyer and the landlord is the seller. Even if the landlord says no to your offer why not leave him with your contact details and ask him to get back to you f he changes your mind. It's worth the effort of haggling to save up to €50 pm.

Assuming this is a 1 year lease then you will be forking out anything up to 9.6K. Surely if you were paying that amount of money for any other product/service then you would be shopping around and negotiating. So why not do so with a landlord

Always haggle! Myself and family pay 1500 for a house that was advertised at 1800. Other houses on the market at the time were also negotiable. It can't do any harm to try wiggle it down a bit!

By all means haggle. What harm can it do? Just make sure that you do so in a reasonable and non confrontational manner that doesn't tick off or insult the LL. He will have deep financial (and possibly emotional ties) to the property that you don't have. You must at least appear to respect those. I did, and it worked out a charm. I got 150 euros off the asking price of the apt that I am now currently renting. In my case, my asking for a lower price was reasonable. The apt had been on the market quite a while, and there were other apartments in the apt complex that were going for a cheaper price than my one. The same may or may not apply to you. Every LL has their bottom line. You have no idea of what that may be, so go for it. All they can say is no !

If the property is priced competitively then you will not be in any position to negotiate as he will have his pick of tenants...however if its not then negotiate by all means, you'd be a fool not to.

My experience is that Irish people in general have forgotten how to negotiate thanks in no small part to the tiger years,there is an art to successfully getting the price you want in that the other side goes away thinking they came off better...when in fact they didn't...everyone's a winner.

But always remember you are entering into a contract which requires a deal of goodwill from both parties,its not like you dicker on the price,pony up the cash and exchange merchandise parting never to see each other again.

Negotiate in a combative fashion and the Landlord will suspect you are too much like trouble/hard work and will pass on you,keep all negotiations pleasant & amiable.

Is it as easy to negotiate with an estate agent on monthly rental price after viewing than a private LL would you think?

Estate agent is acting on behalf of landlord so will have to pass message on. In fact probably easier to negotiate through an estate agent as they will recommend the LL accepts in my experience.
