Is a landlord permitted to issue a notice of termination right up to March 1st of 2026 when these new regulations become law? For example in February 2026. Confused !
 
My understanding is that nothing changes for existing tenancies.

So, the current rules around terminating tenancies will continue to apply to existing tenancies beyond 1 March 2026.

However, I would emphasise that is based on my reading of the very unsatisfactory press release announcing these changes. We will need to see the draft legislation to be sure.
 
The Govt have moved to introduce the nationwide rpz before the dail closes for summer as they suddenly realised that LL will use the time before March to increase prices. Nothing to stop them doing similar with other measures like this if they get a feel that termination notices are increasing.

All stick and no carrot, what on earth do these idiots expect?
Can see a significant spike in termination notices as LLs head out of this rigged game.
