Investment Property-to sell or not to sell?

Myself and my husband own an investment property in Dublin which we have had for the last four and a half years. The mortgage left on it is 200,000 and it has been valued at 400,000. We are wondering at this stage if we should sell and get out now while we have made a nice profit on it, or hold on and hope it will keep appreciating. Also what costs would we incur now if we sold it, eg Capital Gains Tax etc.
 
Really depends on your original purchase price and any investment you put into the property ie decorating etc.

As for the sell or hold on I'd say hold on. There will be a lot of scaremongering in the coming months about interest rates rises etc leading to price drops but I can't see prices crashing at all personally. Even if the very very long shot did happen you are extremely comfortable in your situation and could easily ride out years of 50% less rental income without having to fork out yourself.
