Invest Or Pay Mortgage?

Hi,
I had €200k on deposit while waiting to find an investment property.
I now have found one costing €200k. Should I put the whole amount in the new property thereby leaving me with no mortgage, or should I take out a mortgage and continue to keep lump sum on deposit? My home mortgage standsat €140k.
Any thoughts?
