Invalid rent review

If a landlord accidentally miscalculated the rent in a rent pressure zone five years ago and it didn't come to light does that mean that all the subsequent rent reviews are invalid. Does the landlord pay back what was wrongly charged or does he have to pay back everything since the last valid review.
 
instead of a four per cent increase an eight per cent was made A genuine mistake. Should I tell the rtb now. Not sure what to do. Has anyone any experience of this. Thanks.
 
I discovered it myself. I was sure when I used the online calculator that it said eight percent. Very worried and looking for advice
 
If I ask the rtb will they allow me to pay the person the difference, or will I have to pay the whole increase back.,? Just wondering if this has happened to anyone else
 
I almost made the same mistake myself several times, I find the whole process is designed to confuse and is not as clear cut as you'd expect.
 
Recalculate the correct rent starting from when you made this mistake, adding in the correct increases year by year.

Work out the difference between the total rent paid and the rent that should have been paid.

Reduce your tenants rent to the correct amount, less a rebate figure so that the overcharged rent is repaid in say 12 months.

Document everything; get a signed agreement from your tenant.

My inclination re RTB is to adjust the rent at your next annual registration. I wouldn't personally get into too much information with them.
