industrial unit ballymount

I have been offered to purchase the unit which i rent in ballymount - 1900 sqft - with office and warehouse mix. It nice little unit but he asking 400, 000 euro is this too much in the current market as there is quite a few for sale/let.

How much should you be paying per sqft?
