Hi I am looking for a bit of information, I am dealing with a mortgage company who act on behalf of 15 lenders, I submitted all my documents for myself and my boyfriend. The guy I am dealing with said he would have an approval the next day, its now a week on and I still haven't heard anything, I rang the guy and he said due to new regulations its taking longer but he will have an answer by today, well I rang the office he is now gone home the girl said she would call IIB and find out, but now I can't manage to reach her .

Is it normal to get messed around like this? Sorry if this seems like a stupid post I am just so fed up dealing with these people. What should I do? Should I just go to another company or should I contact IIB direct.

Opinions would be greatly appricated

If they're dealing with 15 lenders then you should at least be getting a choice. The guy is an agent and really can not guarantee whether you will get approval or when you will get it.

I used a crowd who basically did all the legwork for me and it made the getting approval/purchasing process so much easier.
PM me if you want the name of the company.

Once you've got your mortgage agreed in principle, then get your life assurance sorted asap. Don't put a deposit on house until your life assurance is sorted.
( I know someone who put a deposit on a house and had to forfeit it because their life insurance was taking months to come through. ).

As far as I'm aware if you are dealing with a broker IIB will no longer talk to you directly. So you may be stuck with trying to contact the broker only. A week isn't all that long though.

many thanks for the replies, im just upset because they tell you one thing than do the other..... i wouldn't of minded only that he said 'no bother ill have an answer straight away'. it just gets annoying having to chase these guys, I had an approval with the company in question before and it all fell through, so this guy in question knows me well enough.... sorry to go on

Hi! have you tried other banks and tried to apply the mortgage by urself? because iib doesnt have the best rates anyway. im sure you could get a loan by urself and with the same rates and similar amount just as the broker can get for u. plus might save yourself a 'fee'. shop around.

I got my homeloan through a broker with IIB. I wasn't able to contact IIB directly myself. Situation dragged on for quite a while. However, the solicitor who I had appointed was able to make contact with them and drove the deal through quickly. My advice would be, have an "on the ball" solicitor, mine saved me time and money.

I'm currently in the process of getting a mortgage through a broker with IIB. I'm on the verge of giving it up and going straight to another bank. Every time I submit the last bit of information I think they need they come along a week or so later asking for something new or worse, something I've submitted before. It's as if I'm the first mortgage they've ever done. I wouldn't recomment IIB through a broker. Maybe they're better face to face.

Maybe the problem is your broker and not IIB?

No. I know the broker well. I've been there when he's asked IIB questions and got their requirements over the phone and then got different requirements in the mail.

I've been asked for my utility bills and ID docs twice and was originally refused the mortgage because my wife is foreign. They told me she needed a stamp 4 visa. Proof of her stamp 4 visa was provided in the first step of our process with our application. They didn't even look at it till it was pointed out to them.

We've had about 3 or 4 items like that, that are making me want to give up on them. An annoying thing about it is that between each time of me providing them what they asked for and them asking for the next item it takes 1 - 2 weeks. They're currently asking me for proof of where some money has come from in my account. They knew about the money over a month ago and if they'd asked me then I'd have had it sorted. Now after a month, the person I got it from is on holidays and I'm going on holidays soon so that's extended our application by another month (I started this at the end of May). I don't know if 4 - 5 months is normal for the tooing and froing for a mortgage but it seems too long to me.

Ok, I finally got my approval.... I found IIB Great to deal with, the problem I was having was actually my broker!!! I ended up handing it over to another broker to deal with it, they are unreal with how they treat you!!

If he's dealing with 15 lenders, it's impossible to get a decision within 1 day! Besides, you get a decision in principle which means very little until all the paperwork goes in........I would question why he goes to 15 lenders????? It's like everything, you choose the most realistic, the best rates, service and you approach about 4 or 5.......Have you thought about going direct??? while the agent can be helpful, it does slow down the process....
