I would not have much difficulty with this one, personally. From a reselling point of view, or if you’re going to have children, 4 bedrooms is much better than 3. I also hate bedrooms and bathrooms in different floors so another point in favour of house number 1. And a larger garden…. Gardens sell houses these days. A larger garden is a MASSIVE point of sale for a lot of people. Plus you have some doubts about the playing field… 4 points in favour of house number 1, it would be quite clear for me. I know house number two is cheaper, but rightly so! If you can afford either, the bigger the investment you make now, the better you will be in the long run, whether you want to trade up, trade down or just own an asset that is simply worth more!
The kitchen in house number 1 can be extended into the utility room as well if you wanted to, and I know this costs money but you’ll still have an extra bedroom and a bigger garden. Wooden floors are not that expensive to put down and you could also convert the box room and the master bedroom into one if you liked but this would devalue your house. If a bigger bedroom is a must for you, go for house number 2.
