I don't have a job. And I have a house I want to rent out.

How the tax will be calculated in my case? I checked online around, mostly it's talking about people who have incomes.

Can someone tell me how the tax will be calculated please if I don't have a job? I'm married. My partner has a job.

Many thanks

How are your credits and standard rate cut off points allocated at the moment?

i.e. Your €1,650 Personal Credit and the extra bit (circa €10k) that your husband could have taxed at 20%

Assuming we're not talking about an extremely valuable property, you'll pay income tax at 20%, PRSI at 4%, and USC and the various applicable rates on your rental income less 75% of the mortgage interest less other allowable expenditure.

Rental profit ie rent less 75% of interest and expenses is subject to income tax at 20%.

You qualify for a personal credit (if your wife has not taken it of €1,650).

If your rental profit is less than €5,000 there is no PRSI

If your income is less than €10,000 no USC.

If the property is jointly owned then the rent is assessed on each owner

thank you for your kind response.

I don't have a mortgage. I have the personal tax credit €1,650. The property is owned by myself.

if i understand correctly, if this property has about €9,000 income per year.

So the tax would be : (€9,000 * 20% + €9000 * 4% ) - €1650 = €510
