How much to pay in Inchicore area

Have put offer in on apt in Inchicore, D8, at 30k under asking price (asking 300k). It's 2 bed. Does anyone here have experience of property values in that area and if that offer sounds OK or am I mad? Tks.

2 bed room apartments with car spaces in the tramyard were going for 368K at the peak 2 years ago. Are you buying something similar to that ? Are you happy with a 29 percent discount since then (If you include stamp duty).
 
Its on opposite side of road, with one parking space, would be very happy with price in a safer market, who wouldnt,but just looking for opinions and advice.
 
Is there anything to tell you that prices won't keep sliding for a few months yet?
