I am currently trying to let an apartment for 1300.
A potential tenant has asked that i pay for everything from esb and ntl and heating and a weekly cleaner and put it all in my name.
His compamy is prepared to pay for it. This proposal is genuine as far as i can see.
It is for a family of 2 adults and 2 kids
The logic from his view point is that if he pays a nominal amount for an all-in deal then the company will pay for it - if i only charge him rent then he must pay utility bills etc. and then he is out of pocket.
So i am thinkiong :
Rent 1300
ntl 50
cleaner 120
esb c. 80
heating c. 80
total = 1630
However - the bills will be in my name => added risk to me on 2 counts.
a) My figure of 8- each for esb and heating are guesses. I need to ensure that i overestimate rather than underestimate
b) there is a risk they will default on monies owed for bills which means I will be caught for the bills.
How much woud you charge given my situation?
I am thinking an extra 600 - 700 on top of teh 1300 at least.
It's a multinational corporatio paying so i am guessing this is closer to the market rate for a serviced apartment for corporate letting.
I would be surprised if srviced apartments for corporate tenants come cheaper than that going by my calculations above.
Anyone any experience of this corporate letting?
Howe much are big corporartions prepared to pay generally without raising a big issue?
As in - what kind of budgets do they have for this kind of thing?
The client is a Project manager from india for an international phone company.
This is a multnational corporation by the way.
The propertyis a nice south docklands 2-bed apartment. ABout 75 square metres.
In a nutshell - does anyone he have experience in letting out to international corporations?
If so what kind of premium do they charge?
