How do I find out where a specific house is for sale by private sale?

I know there is a house for sale but only by private treaty but I have checked usual Daft,Myhome.ie but can't seem to see this particular house. Is there a specials web page for Private sales?

Why not knock on the door? Or post in a note?
 
Private Treaty is the most common way to sell a house in Ireland. Do you mean it's being sold without using an estate agent?
 
Maybe they mean off market transaction, meaning not advertised for whatever reason and agent uses contacts to find buyers (from their list od buyers from enquiries/underbidders) who maybe interested are asked to submit bids and these put to the seller.

Sorry that is what I meant, so how do you go about enquiring if you don't see it anywhere advertised, house is vacant now.

How did you find out it's for sale? It might just not be listed yet.

Check Done deal. There are a handful of properties there.

And some fixed price agents, that they may be using, like
Moveon.ie
Onlineestateagent.ie
Movingo.ie

Only agents can listen on my home. Anyone can list on Daft.

If it's not listed there, they probably don't actually want to sell it!
 
You could google the address to see if it gets any hits, but if it is off market, then best is to contact local agents, signup to their mailing lists, and ask them any off market sales. Some of these sales are because seller doesnt want it advertised they are selling, maybe being forced to sell, but hard to know whether these are sold to friends of the agent, as if not advertised who is to say what is the max it could sell for, so maybe seller gives expectation and if that reached then sold.

Maybe someone who has sold/bought off market could shed some light on the process, as if no other parties aware its for sale, could bag a bargain.

Start with this right there. Or find out who might own it and go from there. Or simply write a letter and pop it in the letterbox. I sold privately recently and all it took to get started was contact from somebody who heard we might be selling up. I've bought privately too and its really not about getting a bargain but more about getting a house without all that estate agent bidding etc (depends on house/location etc).
If you know it's for sale (but not advertised) and you definitely like the look of it, do your research on prices, what it might be worth, you need to do your homework if (when) you can get in touch with the current owner. That also might mean driving around it quite often to see if anybody is in there, if there is, there's your chance to ask. But start with a knock or letter.
 
leave a note and try the neighbours. Also check with any estate agents who have sold houses nearby, in the same estate or area. When we sold a house a few years ago, the neighbour had just gone sale agreed, we contacted the agent and told them we were selling and could he approach any under bidders (neighbour's house was better in fairness) and we went sale agreed without any ads in a matter of days and between ourselves, the neighbour and the estate agent we reached a deal on fees
