House query to estate agent, does answer sound legit.

Hi all,

I am interested in a house listed as 4 bedroom, which was originally a 2 bedroom, house was previously listed as sold 6 months ago but has now come back on the market at nearly 20% less than originally listed.

Contacted agent who informed me that reason for reduction was that mortgage lenders will not approve loan for 4 bedroom if previously a 2 bedroom. Agent insists full planning permission is granted, it would mean future owner would have to specify selling an extended 2 bedroom property, even though current listing heading is as a 4 bedroom. Only within the main body does it describe as an extended 2 bedroom.

We are cash buyers, but find the agents answer a bit strange, but maybe lenders criteria has changed but are concerned if we wanted to see in the future as this maybe an issue, wondering if anyone may have come across this before, cheers.

Seems strange alright especially the 20% less than originally listed. Have you looked at the local Council's planning approvals to confirm if there is full planning permission granted? Perhaps neighbours might know the true story also :)
 
It might also be possible that the 2 extra rooms do not meet the building regs requirements for bedrooms. For example, their size or the ceiling height might not meet requirements, or they might not meet the fire safety requirements. Thats often why you will see a house for sale with a converted attic, but its not classed technically as a bedroom as the ceiling is too low or the required fire doors/stairs have not been installed.
 
I suggest to the original poster that they ask the Estate Agent for the planning paperwork for the house.

That will consist of the original planning paperwork for construction together with
a. Planning Permission for the extension and Architect's/Engineers Opinions on Compliance with the Planning Permission and with Building Regulations.

OR

Architect's/Engineers Opinions on Exemption from Planning Permission and Compliance with with Building Regulations.

If those documents are not available, walk away or spend money on own investigations .

you should be able to check for planning permission online at the relevant County Council website.

The fact that the house is back on the market at a reduced price does suggest something went wrong with the previous sale
 
Most likely an attic or other conversion for two additional rooms. But they do not conform as "bedrooms"

Estate agent possibly was pricing/selling as a 4 bed and in the current market someone bid on it.

Price now possibly reflects the true value of a two bed with additional study room and office room
