House measurements do not match reality

Hi,
is it normal for the measurements of rooms provided in the brochure of a house off the plans not being completely accurate when the actaul house is built? The difference are not massive, but some rooms are missing up to 6 inches in one or other direction. I had always assumed that measurements could not include wall widths etc. Should I expect differences?

hi albob...should always expect differences...the measurements in the plans are not a guarantee
 
The standard builders contract nowadays will allow for "minor changes and alterations" from the original plans, 6 inches is that .

Its not an actionable issue albob unless you lost some serious functionality as a consequence of the alteration and can show that. A friend bought a house showing a patio door in the plan , builder tried to install window instead . Big Row . Eventually they agreed that was not minor and he got his patio .

Is this one of the 5 standard clauses in Irish builders contracts that the Irish courts and EU courts have held up as being unfair and unreasonable, another being that delays in completion cannot be held to be the builders fault.

It was 15 clauses not 5. . Clause 11 and the finding.


and the full list of these terms that the ODCA asked the courts to examine 5 years back .
