Just wanted to get a few opinions . Is it possible to build a house to a builders finish for €140, 000. I am hoping to go with a timber frame. It will be 2000 sq ft very simple design storey and a half house.
 
Which county, Depends on fitout and ground work, is it a level site ? Do you want natural slate, ufh, low u-value windows etc ? Most Contractors in Louth are about 85 euro on average now, you still have the 100 euro guys but not getting much work.
 
The site is in mayo. The ground works will be fairly straight forward ,level site. Wont be having ufh or natural slate but would like low u value windows.

I'd say you could but it will be tight, if your talking 140,000 build cost and not 140,000 total where you have to pay solicitor's and planning contributions etc then yeah. I'm building at min and I have the house watertight and outside plastered for 80,000. I'd be hoping to have the house in reasonable shape for 130,000 or so.
 



Resonable shape is all im looking for as long as its liveable. I will spend the next few years finishing it off at my leisure.
 
Price around for everything, even things like getting a digger man for the day ring around. And for materials if your from mayo price materials in mayo, sligo & galway etc - if its a sizeable order they will deliver. You'd be amazed the differences in prices for most items.
