Hibernian Ireland Property Fund

This fund has recently been reopened after being closed for a few years to cater for the €300m+ they need to raise to cover their purchase and leaseback of the AIB Bankcentre in Ballsbridge.

The fund has a total yield of over 4.5 % on landmark properties and with capital growth has returned in excess of 10% p.a. for the last few years.

Does anybody have any thoughts on this as an investment (min. 50k reqd) as the yield portion seems pretty solid anyway or is the commercial market as risky as the domestic market.

Are Hibernian not hooked up with Gunne Auctioneers, at least in some parts of the country ? Hibernian themselves are possibly ok, but I would never have anything to do with them if they are associated with Gunnes.

I always thought Gunnes were okay, if it was HOK I'd be worried.

What charges apply?

What is the minimum term? What penalties apply to early encashment?

Ccovich, relevant questions that i'm going to get answers for.

The fact that the investment was made to me by the girl I deal with in AIB coupled with the fact that it is funding the sale of their own building which will be the biggest asset in the fund had me slightly worried.....if its that good why are they selling it now. Is the price of commercial ( vs. domestic) property overvalued.

There are loads of posts concerning the propable direction of the housing market on this site but not so many on commercial which can be a completely different dynamic. Anyway I need to do more homework, thanks for your help..... HF

Also remember that Hibernian recently bought Ark Life - so AIB is now pedalling Hibernian's investments with the same determination that it used to pedal Ark Life's (underperfoming) funds.
