Help wanted-Self Build

Hi,
Am thinking about building my own house on a plot of land in Wicklow. I am looking for advise re costs per sq ft and whether or not to go for a full build or use one of those semi pre constructed options such as Kingspan or Hans Hause etc.

Can anyone give me an indication of how much it would cost (exclduing land costs) to build a house 1300-1500 sq ft.

I also need advise on the how to go down this route. Whoe do i engage first? Architect, contruction company/builder, bank, planning authorities?

My suggestion is to go to an architect (recommended by a friend!) and start the ball rolling from there. They will guide you on site suitability, your suitability to live in Wicklow (Planning), building costs, construction types etc etc.
