Help needed on renting my house

Hi,
We are currently thinking about renting our house out, we don't plan to make a profit on it just cover the mortgage. We will be moving into rented accommodation which will cost us more than our current mortgage.
I know we need to get a BER cert and join the PRTB but dont know what else we need in regards to tax etc, we are also considering taking rent allowance does that affect our tax too. We've been looking into the RAS scheme which would rent the house to the council for 5 years.
We're really new to this and would welcome any advise we can get.

My brother is renting his house out to a man who works during the week and whose 2 kids stay over at the weekend. He didn't even ask to see the BER.

Workers tend to buy things they need. If the kettle breaks they'll replace it. If they need a shower curtain or bed-side locker they'll buy one.

It's nice to have tenants who will cause you as little trouble as possible. Some people who get rent allowance are best avoided, because they're all about their "entitlements" and won't give you a moments peace.

the last woman he rented to.. the gas oven wasn't baking her buns evenly so she asked for an electric oven. When she moved out the wooden floor in front of the fireplace was all burnt from coal where she just sat in front of the fire all day because she had nothing better to do. She also didn't clean the place for the 6 months she stayed there.

If your house is in good condition I wouldn't recommend you rent it out to the council unless you're planning on completely renovating it in a few years time. Replastering walls, tearing out the kitchen and putting in a new one, and scrubbing 5 years worth of dirt off the windows.

I'm generalising a bit... but I would strongly recommend taking employed people who have references from previous landlords.
