Having problems with renting: missing lease, leaking roof

We started renting a new house nearly 3 months ago and are renting through a letting agent. When we paid our deposit we signed 2 leases with the letting agent and these were sent off to our landlord, with the promise that a copy would be returned to us within the week. Despite endless hounding both the landlord and letting agent about it we have received a copy of the lease.

In addition we have had problems with the house seen we moved in. There was a leak in the roof (it is now temporarily fixed but that took about a month) so that house got damp and the main room is very drafty. We have the heating on nearly all the time which is costing us a fortune and the house is still cold. The rent we are paying is very high and TBH we dont feel like this is good enough. The landlord seems like a nice guy but not very helpful and we have been burnt before. We're seriously considering taking the financial hit and trying to move out. But we have never tried to get out of a lease before and we don't even have a copy of the lease to check where we stand. I would appreciate any advice that you could give me.

This type of laissez faire attitude from both the Letting agent and the LL reallt annoys me,put it to both of them that you will seek advise from the above PRTB,you can check on the above website if the property you are renting is registered,if it is not then use that to beat him round the head with,legally he is obliged to register you,and cannot claim interest relief if you are unregistered.
As a LL myself I have had no dealings with the PRTB,except to register tenants,I have heard that they are next to useless though,civil service,no surprise there then.
 
 
Why did you move there in the first place? Were these issue not obvious from the start? I promises were made and not kept then you'd shouldn't have to take any financial hit to move out.
 
aircobra19, no the problems were not obvious at all. When we first moved in the weather was good so we didn't notice the leak. Also the house had just been painted so there was no obvious stain were the water ran down the wall. We had very little time to find another place so we were not as fussy as perhaps we should have been.

Just an update: We just got a copy of the lease (about 3 months later) and much emailing to the landlord and estate agent. The leak has been "temporarily" been fixed. The house was quite damp and the heating had to be left on most of the time for about a month. But luckily this nice weather seems to have done the trick and the wall has almost dried out. There have been other smaller problems that the landlord or estate agent has not done anything about so we are still considering our options. But we are relieved to at least have a copy of our lease.
 
Well, it has rained and as of yet no more water has got in. However the wall, carpet and room below were sodden for a few weeks. When I referred to the good weather, I meant that it was good to air and dry out the 2 rooms...
