Hardwood floors not allowed in about to let apt, alternatives laminate? underlay etc?

I have been told by management committee in our apartment that hardwood floors are not to be used in the apartment that we are about to let.

As usual the carpet in the living room needs to be replaced and would be so grateful to have a hard wearing alternative in place.

I heard there is a soundproof underlay that you can use under floorboards. Checked in B&Q today and was told the underlay would only be 30% soundproof, so I am wondering if anyone knows of a better quality soundproofing underlay.

Would be grateful for any advice.

hey josoap, check whether they mean no hardwood floors at all or not solid hardwood floors. I know in our apartments they don't allow solids as they need to drill into the concrete which damages the floor and can create channels for the noise to travel through. However they do allow semi or engineered as these are glued to the floors.

In most cases wooden floors are not allowed in Apartment complexes. There is no way in having the noise of a wooden floor reduced. It is a constant banging which is the most aggravating thing that can happen. People are entitled to quiet living in apartments underneath those that are so selfish that place these down in the first instance. There are test cases that have been through the Courts and any verdict must be upheld.

Thanks for replies, i fully understand that wooden floors would be a problem and that is why I asked about soundproofing. Since there does not seem to be anything that will do the job, have decided to get floor board lino. If you know what I mean. Had a quick look in Des Kelly and some of the floor covering looks quite real. And of course will have to buy a couple of rugs to make it cosy.
