Hairline cracks and rockbreaker

Hi all, bit of advice and help needed. Big construction site next door to me. This is a major development being taken on by council and courts together. Have noticed a few hairline cracks in my gable end wall. I asked how come they didn't mention these when they put scaffolding up between their building and my house and they said that they did not take any notice. How would I know if they were always there or whether it has only happened in past 6 weeks when a rock breaker was working 10 feet away from my foundations. Also, they now have to do work right beside my house, there is only 6 - 8 feet between my house and old building being renovated. Had visit from 3 guys, site foreman, council man, not sure what 3rd guy is. They have to dig up concrete between me and their building to lay pipes. I asked them about damage to my house, could they not get structural engineer in, but they said by all means get in structural engineer at my own expense. They took photos of hairline cracks. Said they would use consaw and minidigger to cut concrete and pull out rubble. They hope not to have to get in rock breaker but will come back to me if they do. What would ye advise. Am very anxious about this so if you know anything about this kind of situation please please advise. Thanks
 
Hi, i would suggest you appoint a structural engineer to investigate. the usual scenario is the engineer glues strips of glass over the cracks, if any further movement in the building happens it causes the glass to break. at least you will have peace of mind , and at worst you may have a case against the building company undertaking the adjoining works
 
Hi johnjoda, thanks for that. Had structural engineer in this morning. Cracks were there he says because of black and grit in them. He measured them all and advised the site foremand to line, I think that what he said, beside my foundations for reinforcement. I know what he means, just dont know how to explain it properly. Feel happier now. Was just worried because of the just in case worse scenario and me having no back up! Thanks again
