grounds to object to proposed house

The neighbours directly across from my parents have applied to build a 3 story house in their garden which is right in front of my folk’s house.

My folks at the moment are lucky enough to have fantastic views right across Dublin bay and if built, this house would block that and would seriously impact on both their enjoyment of their home and slash it’s value.

I know that loss of view is not a valid reason to object. Unfortunately, they can’t really claim loss of light or overshadowing, as the ground slopes down towards the proposed new house and anyway it’s to the north of us.

Their house is really my parent’s only substantial nest egg and they were counting on it being there, just in case, in the years to come. They are understandably distraught.

Any advice on how we could word an objection in terms that the planners might deem valid?

What exactly is amenity value? Does it apply here?

It’s a busy road with yellow lines, but the proposal includes for off street parking and uses an existing vehicular entrance. It’s an extremely tight site.
 
The following link is very helpful and explains in detail the process of commenting on a planning objection. However, in order to access whether or not the density of the site is adequate , you will need to view the plans and more than likely get a professional to look at them. Someone who draws up plans will know very easily as to the suitability of the site. You have no entitlement to a view, so the usual issues are the site itself, the type of development, as to whether or not its in keeping with the local development plan, and the entrance and exit from the site.

If it complies with the local authority guidelines (booklet available in their offices) and given what you said,its unlikely you have any sustainable grounds for objection. However, you could get a Planner to look at it.
