Giving a tenant notice to vacate

I rented out a room in my house to a guy since the start of March 2009. I was living there up until March this year but then moved out for 5 months cause I went travelling. He lost his job late last year and so has been on rent allowance. We had no contract just an understanding that either of us could give a months notice for any reason. Once he went on rent allowance I did up a contract so he could get it but with the same provisio.
I have just given him notice to vacate and have to meet him tomorrow. I am heading away full time and want to rent it out as whole house and not individual rooms as it would be too messy. My worry is that because he is on rent allowance he will try to stay as he will find it very hard to find another room to rent.
So my question is as I am not asking him to vacate because I am selling it or for personal use can he legally demand to be allowed stay? If he can't is a month's notice ok as we agreed or do I have to give 6 weeks now because he lived there for a long while?

You have nothing in writing, so he doesn't either, I'd say you'll be fine, there are plenty of places to rent and people renting out rooms, he shouldn't have a major problem finding somewhere else
 
It's in your main residence so it's outside the Residential Tenancies Act, which meanshe doesn't have any particular rights to stay. The reasons you mention are only in relation to properties covered by the RTA.

Once you've given a valid termination notice, he needs to move on.
 
If I understand your post correctly, you were availing of the rent-a-room scheme until 5 months ago. If you want the tenant to leave, you will have to move very fast, after 6 months of him living there outside of rent-a-room scheme he is entitled to a four year lease which you cannot force him out of just to rent the house to someone else.

That's wrong. See my post above.
 
OP states that he moved out of the house in March, so it is no longer his PPR so rent-a-room scheme can no longer apply so PRTB does come into play.
