The only advice I can give is to talk to a solicitor who, on looking at the paperwork and tracing the family tree, finding out who is dead and who is alive, whose name the property is registered in and how ownership devolves, what restrictions there are on a disposal, can advise on what steps can be taken to transfer a site into OP's name, who should be the transferor and whether or not one or more Probates need to be extracted. There may also be stamp duty issues, CAT issues and CGT issues depending on the nature of the property and the relationship between the transferor and transferee. There will also be planning issues.
