Getting mortgage approval when you're a contract teacher

Just wondering if the banks would take any account of my income despite it only being contracted for the year? I did hear something about it depends on what type of teacher and what your employment history is like.

My husband is Public sector, just gotten a new promotion but will have 12 months again of probation. Salary 70k.
Im a maths/business teacher, 1 year contract salary 37k.

We had approached the back during the summer and they said they'd only lend us what we currently owed on an apartment - which was 190k. Unfortunately 190k wouldn't buy much in Dublin!!! So hoping now that I have a job and the husband 10k more might help.

I am currently in the process of changing from BOI to KBC. We were in a similar situation. My spouse was permanent and I was on a one year contract. When I got a second one year contract in the same school KBC let us apply and it is now progressing. They did look at P21s for the last 5 years.
