Getting deposit back

Hello, this is my first time renting so i am clueless how it all goes.

I moved into houseshare last septmber. They advertised the room. Was i meant to sign a lease when i moved in? When someone sublets a room, is the new person required to sign anything then?

I gave my notice about a month ago.

I always thought it would be my responsibility to find a new tenant. I placed a couple of adds on websites for the room. I have not received one call or email. Though the room is expensive. Its 300. And a deposit of a months rent. Thats expensive when you can get cheaper so i can see why im not getting any replys.

So i told the landlord what will happen if i dont find someone. I was told that i will lose the deposit. And thats just the way it goes.

I have asked on another website which all say the landlord is wrong. I never signed a fixed term lease, so its not my responsibilty to find a new tenant and i am entitled to the deposit back.

What are my rights? And what is expected of me in this situation where i have never signed a lease. Is it normal practice not to provide a lease and the landlord finds tenants? Is it my responsibilty to find some one?

Who is they?
Did you rent from the landlord or sub-let from the people already renting the house? Who did you pay the deposit to?

Who is they? The girl that was moving out.

I payed the deposit to the landlord.

Even with a sub-let, was i meant to sign something?

maryjoe, its difficult for people to give advice based on your OP - its not clear what the arrangement is/was.

Can you clarify what arrangements were made and with who regarding your tenancy. What do you mean by a sub-let?

Arrangements were made with the girl that was moving out and the housemate. They basically told me, this is what you do. Pay the rent, give a month's notice before you leave and that was it.

I never met the landlord, ever.

I thought when someone moves out and someone else moves in, thats a sub let of some sort?

How did you pay the deposit to the landlord if you never met her? Also you are contradicting yourself as you've stated you told the landlord you are leaving ?

You don't need a valid tenancy in writing to be valid. If it is a valid tenancy then you have to follow the PRTB rules on notice (in writing etc) Contact then for advice but you need to clear up who you rented from first.
