FTB stamp duty over 125sq.m

Can anyone tell me how much stamp duty I will have to pay? I'm a FTB, buying a house with floor area >125sq.m. House price is €290,000.
Am I right in thinking the duty is calculated on the cost of the site / building costs - rather than the agreed price (ie the €290,000)?
Would my estate agent be able to tell me if stamp duty is applicable?
 
Given that the house is valued at less than €317,000 and you are a FTB, I don't think any stamp duty is payable, regardless of floor area.
 
as far as i understand it, so long as the purchase price is below €317500, a FTB is not eligible for SD, new or second hand!

Incorrect, massively to your advantage as a FTB, as explained by Revenue, [broken link removed]
