fit out for new home

I'm interested in buying a new three bed house. Its a new build. How much will it cost to fit it out? It needs everything from paint to floors, fitted kitchen, curtains etc...
 
It really depends on the finish you choose.

We totally re-decorated our house earlier this year and the following cost us around €30k:

- Laminate flooring throughout downstairs
- Carpet on the stairs and 4 bedrooms
- En-suite and the main bathroom tiled
- New shower tray, sink and shower door for the en-suite, shower screen for the main bathroom
- New bed, two night stands and a tall chest of drawers, large sofa, coffee table, dining table with 8 chairs
- New kitchen with all new appliances
- Wooden blinds throughout
- Whole house re-painted (interior, eaves, window sills, garden shed, side gate,.... plus all woorwork on th inside)
- Some soft furnishings (curtains for five windows, rugs for the living room an the dining area,...)
- Bathroom mirrors and other bits and bobs
- A few new light fittings

Now, I wouldn't know exactly how much we spent but but the ball park is right. I found it that he highest tag went to labour - tiler, plumber, paintors, kitchen installers, etc. If you can and are willing to do a lot of work yourself, you'll save a lot.

When it comes to buying things, don't forget to shop around. I haven't paid a full price for anything by simply getting several quotes for everything, buying furniture and curtains on January sale, as well as buying a lot of bits and bobs in cheaper shops. For example, I got towel rail, toilet brush, etc for the downstairs toilet in Heatons where they cost only a fraction of what they'd cost anywhere else. Harry Corry have fantastic curtains and bedding at really good prices. Home Store & More have fantastic deals on pots and pans and all sorts of kitchen stuff. Our furniture is from Harvey Norman's and we haven't got a single complaint about it plus it was delivered the same week (with an exception of sofa which took longer). Carpet Right have really nice rugs and if you're lucky (as I was) to find end-of-life design you like in the right size, you can pick it up for next to nothing.

I'm surprised there is no kitchen included. In the current climate I thought builders were throwing in everything they could to get a sale.

Since it's a new build, it might be worth approaching the builder to see will they out in a kitchen (or give an allowance) paint it, or contribute to tiling/floors etc. It could save you thousands.

You'd be surprised. Kitchen places have been ripping people off for years but they are struggling now and many are going to the wall. If you look around, you could get a lovely kitchen for 8k. Try and get someone is doing nixers. Kitchens are not rocket science.

You'd be surprised.Was talking to a plumber this morning who spent his weekend digging up a concrete floor because some guy putting in the kitchen as a foxer had drilled 12 lovely neat holes straight through the underfloor heating. Be wary.
