First Time Buyer - Looking to sell after 5 years

The PPR price is 137k and then I added the VAT to give me a 156k price. I feel I will email the agent the two examples with a written intention to bid approx 155k.
 
Again if this is a new build in an estate you are on a hiding to nothing. Save your energy.
 
Even if two houses in the last 6 months went for less?

I struggle with that a little bit. This is not a sought after part of the world and the houses have slowly sold over 10 years.
 
1. If your offer was declined, letters of protest won't make a whit of difference.

2. If you intend to sell this house in 5 years time why are you buying in an area that has slow sales?

3. Let the agent know your offer is still on the table; but move on & look elsewhere.
