Extension Minefield!

Building 30 sq kitchen ext with pitch roof onto a single story cottage cavan area knock thru existing wall, basic plumbing,patio doors,couple of windows,radiators and dash finish to match existing outside.concrete yard and boundry wall to be dug up for the build.
Quotes exclude:Electrics,flooring,fitted kitchen,painting inside and outside dash.
The prices seem high, anyone know is it dearer in the sticks then Dublin seems cheaper to just buy a shomera home or getting some eastern europeans. Cheapest so far 33,000 then up to 45,000 and I've not had a detailed breakdown from any builder yet.Realistic prices or taking the piss!

33 grand for a 30 sq (metres I assume) extension with windows and patio doors etc is a good price regardless of where you are IMO. Dublin is way more expensive than the country.

Try get it in writing exactly what is and isnt included in your quote.

You are being charged approx €100 a square foot. That's pretty good. You can be charged €160+ in Dublin. Labour, plant, materials etc are higher in Dublin so it's not that builders are screwing people in the big smoke, it's just that it's more expensive to do this sort of work.
