ex-partner not paying

hi, i have a mortgage on a property with my ex-partner which we rent out. She was responsible for collecting the rent and using this to pay off the mortgage. I have recently had a phone call from the building society to inform me that 2 months of payments have not been made and the payments she has made have been 44 pounds short. I now however own a different property and i am just about to start a family i know the first property being in arrea's will effect my credit rating but i was wondering how hard it would be for me to take over this property completely and have her name removed from the deeds and the mortgage, however if this is not possible will the non-payment effect my current property?
