Anyone have an EBS mortgage? How do you find them if you do. Considering taking out a Tracker mortgage @5.1% (95% mortgage). (ECB + 1.1%)
 
I took out a mortgage last year with EBS. Got my mortgage protection elsewhere as was getting a much cheaper quote than what they were quoting.

Direct Debit for the mortgage comes out on the 7th of each month and TRS is automically taken of your repayments.

Something that not many EBS members know is that you can lodge money on credit into your mortgage account to reduce the interest you pay on the loan. For example if your loan was 100K and you had 20k sitting on credit on the mortgage account the interest is only payable on the 80k.
Works on the same idea as the NIB offset and First Active Current Account Mortgage.
 
I've never gotten a mortgage before and the tracker rate I was quoted on a 95% mortgage of 360k over 30 years was (ECB + 1.1%). Is that standard, low, high, negotiable?

1.1 above ECB seems pretty standard. The only way your going to get a better tracker rate with EBS is to put down more of a deposit.
 
Ok so, thanks guys. I am just afraid that if I don't check everywhere I'll miss out but am I just being over cautious? I kinda liked the EBS people when I went in too.
 
For the figures you are giving - you could get slightly better rates from Ulster or Bank of Scotland (both 5.05%) -Not much less - but not to be ignored.

As a FTB you can opt for their Easystep option in your first year. As far as I can remember you pay 85% of your normal repayment for the first year. This will help when you start to get furniture etc in.
 
Is there any point in an Easystep option if you can pay comfortably the repayments?
 
if you can afford the repayments yes then not point in going for easystep option.
 

Do you mind me asking where did you get your Mortgage payment protection ?
